We value transparency and strive to provide a smooth reservation experience for all guests and property owners. Please review our cancellation terms carefully before booking.
Overview
This Cancellation Policy governs guest reservations, booking inquiries, and property management services provided by JM Property Management. Because reservations are manually confirmed, cancellation requests are handled individually depending on the property, season, and reservation terms.
Guest Reservation Cancellations
Guests may request cancellations at any time by contacting JM Property Management directly through phone, email, or WhatsApp. Cancellation requests become effective only after confirmation has been provided by our management team.
Standard Cancellation Terms
- โ Cancellations made 14 days or more before check-in may qualify for a full refund excluding non-refundable fees.
- โ ๏ธ Cancellations made between 7 and 14 days before check-in may qualify for a partial refund depending on operational expenses and property terms.
- โ Cancellations made less than 7 days before check-in may be non-refundable.
- ๐ซ Same-day cancellations and no-shows are generally non-refundable.
Refund Processing
Approved refunds are generally processed within a reasonable timeframe depending on payment providers and banking institutions. JM Property Management is not responsible for delays caused by third-party payment processors.

Reservation Modifications
Guests requesting changes to reservation dates, occupancy, property selection, or stay duration should contact us as early as possible. All modification requests are subject to availability and approval.
Early Departures
No refunds or credits are guaranteed for early departures, shortened stays, dissatisfaction based on personal preference, weather conditions, transportation disruptions, or temporary utility interruptions beyond our control.
House Rule Violations
- ๐ญ Smoking violations may result in cancellation without refund.
- ๐ Unauthorized parties or events are strictly prohibited.
- โ๏ธ Illegal activity or safety concerns may result in immediate reservation termination.
Force Majeure
JM Property Management shall not be held liable for cancellations, delays, or interruptions caused by events beyond our reasonable control including severe weather, natural disasters, utility outages, government restrictions, public health emergencies, transportation disruptions, or property safety concerns.
Property Management Service Cancellations
Property owners may cancel consultations or onboarding discussions before signing formal agreements. Once agreements are executed, cancellation terms shall be governed by the applicable service contract.
